Specialist Disability Accommodation (SDA) is NDIS funding for people with high support needs who need a specialist place to call home.

These homes are built with features to help you live more independently. This might include things like wide doorways, ceiling hoists, or smart home technology.

You can live on your own or share with others, depending on your funding. SDA funding pays for the home itself. Supported Independent Living (SIL) funding pays for the daily support you receive from your support workers.

All our SDA homes are designed with your comfort and access in mind. There are four types of SDA:

Improved liveability – Homes with features that make daily tasks easier.
Robust – Strong, durable homes for people who need a more resilient space.
Fully accessible – Homes designed for wheelchair access and easy movement.
High physical support – Homes with the highest level of access features.

We can guide you through your NDIS eligibility and help you find the best housing option, from an established home to a brand-new build.

NDIS Support Categories: Specialist Disability Accommodation (SDA) is funded separately to Supported Independent Living in your NDIS plan, as a Capital Support.

Please note: We bill in line with the NDIS Price Guide, which generally increases annually.

Depending on your funding and preferences, you may live on your own or share with others. For shared homes, our Housemate Matching process helps you find people you like and get along with — so your home feels like home.
